155 new homes approved north of Great Park

Newcastle City Council’s Planning Committee has approved plans by Taylor Wimpey and Persimmon Homes for a further 155 homes on land north of Brunton Lane, next to Newcastle Great Park.

The application is reference 2025/1264/01/DET and covers the construction of the homes together with associated access, parking, infrastructure and landscaping.

The approved housing mix is:

• 36 two-bedroom flats

• 14 two-bedroom houses

• 86 three-bedroom houses

• 19 four-bedroom houses

That gives a total of 155 new homes.

AFFORDABLE HOUSING

15% of the development has been identified for affordable housing, representing 23 homes.

The Planning Committee was also told that the Council would be comfortable with a financial contribution being used to support the provision of 15 affordable or social homes off-site.

LOCAL CONTRIBUTIONS

The developers are expected to provide more than £1.7 million in contributions towards local infrastructure and services.

These include funding towards:

• Primary education

• Healthcare provision

• Off-site sports facilities

OBJECTIONS FROM GREAT PARK RESIDENTS

Five objections were submitted by nearby Great Park residents.

Concerns raised included:

• Capacity at local schools

• Loss of green space

• The absence of bungalows within the development

Castle Ward councillor David Down also raised concerns about the lack of accommodation suitable for older residents who may want to downsize while remaining within their existing community.

He argued that providing suitable downsizing options can help free up larger family homes, while also highlighting the need for genuinely affordable homes that younger people can afford to rent or buy.

The Planning Committee was told that there is currently no planning policy requiring the developers to provide bungalows as part of this scheme.

Councillors were also advised that a 66-bed care home is already under construction nearby and that the wider area has facilities including Morrisons, a pharmacy and a dental surgery.

THE DECISION

The Planning Committee voted unanimously in favour of approving the application.

Persimmon North East’s Head of Planning, David Stephenson, said following the decision that the development would provide a broad mix of homes together with public open spaces.
