North East Warm Homes Loan – up to £25,000 for energy improvements

Homeowners and landlords across the North East can now register their interest in a new low-interest loan scheme designed to help pay for energy-efficiency improvements.

The North East Warm Homes Loan will offer borrowing of between £2,000 and £25,000 to help fund work such as insulation, solar panels, heat pumps and other eligible energy-saving measures.

The scheme is being delivered by Lendology CIC in partnership with the North East Mayoral Strategic Authority as part of the wider North East Warm Homes programme.

Interest in the scheme can be registered from 8 October 2026, with applications due to open on 22 October.

WHAT DOES THE LOAN OFFER?

The current scheme offers:

• Loans from £2,000 to £25,000

• A 2% fixed interest rate

• Representative APR of 2.2%

• Repayment terms of up to 10 years

• No early repayment charges

The amount offered and repayment period will depend on an applicant’s circumstances and affordability assessment.

The loans are subject to status.

Lendology says they are typically protected by a Title Restriction on the property.

This means homeowners may not be able to sell their property without the lender’s permission unless the loan has been fully repaid.

The scheme is not a mortgage, although missed repayments could affect a borrower’s credit rating.

WHO CAN APPLY?

The loan may be available to people who own and live in their home, as well as landlords with eligible properties within the North East Mayoral Strategic Authority area.

Newcastle is included in the scheme, meaning Great Park homeowners may be eligible depending on their individual circumstances.

The wider eligible area includes:

• Newcastle

• Gateshead

• North Tyneside

• Sunderland

• County Durham

• Northumberland

Eligibility will depend on the applicant and the property involved.

WHAT CAN THE MONEY BE USED FOR?

The scheme is intended to support energy-saving home improvements.

Examples include:

• Insulation

• Solar panels

• Heat pumps

• Energy-efficient windows and doors

• Other eligible retrofit work

Applicants will need to obtain quotes for the work they want carried out before the loan is finalised.

Lendology says an independent retrofit assessment is recommended so homeowners can understand which improvements are most suitable for their property, circumstances and budget.

WHY HAS THE SCHEME BEEN INTRODUCED?

The loan forms part of the wider North East Warm Homes programme, which aims to make homes warmer, more energy efficient and cheaper to run.

The programme also includes the North East Warm Homes One Stop Shop, which provides free independent advice about energy-saving improvements, grants and other forms of financial support.

The aim is to provide another option for households that may not qualify for grant funding, or where available grants do not cover the full cost of planned work.

Residents are being encouraged to check whether grants or other assistance are available before deciding whether borrowing is appropriate.

NORTH EAST WARM HOMES ONE STOP SHOP

Residents who are unsure where to begin can contact the North East Warm Homes One Stop Shop.

The service offers independent advice on measures including insulation, low-carbon heating and solar panels.

Advisers can help residents understand:

• Which energy-efficiency improvements may suit their property

• What grants or support may be available

• What finance options exist

• How to plan retrofit work safely

The service is available to homeowners, tenants and landlords across the North East.

WHAT WOULD REPAYMENTS LOOK LIKE?

Lendology gives the following representative example:

A £5,000 loan taken over 60 months at a 2% fixed interest rate would involve monthly repayments of £87.64.

The total amount repayable would be £5,278.33, including a £20 Land Registry fee.

Actual repayments will vary depending on the amount borrowed and the repayment term agreed.
